CHECK-IN POLICY:

Our normal check in time is 3-6pm.  While this accommodates most of our guests, if you need to arrive before or after that time, please be aware of the following:​

• If you want to check in early, we will try to accommodate you, but it depends on when other guests check out and the availability of the hospitality staff.

• We are moving towards less guest interactions on the ranch. When your trip is approaching you will be emailed all the details on how to check in and check out.

ROOM CLEANING:

For guests staying 2 nights or less there is no hospitality service. For guests staying 3 or more nights, we are happy to refresh towels and take out your trash.  Please contact our hospitality staff with any requests.

LODGING RATES INCLUDE:

• Cabin rental

• Free Activities: hiking, canoeing, use of 2 mountain bikes, use of the Road House, use of the 40 Winks, bocce ball and lawn games.

***Fishing the lakes is fly rod catch and release only. We highly encourage this on the river too.

​

NOT INCLUDED IN LODGING RATES:

• 6.88% New Mexico Lodging & Sales Tax on lodging and purchases.

• We can work with local guides to get you on private waters in Colorado.

• Add a roll-away bed for $15/night

• Cleaning fee of $150 for Loft and $125 for Nova and Beck

RESERVATION & CANCELLATION POLICY: .

​

• A deposit of 50% is required for all reservations. The balance will be due 30 days before your stay.  Deposits are non-refundable, unless your trip is cancelled 30 days PRIOR to arrival.  We will issue a full refund less 10% of the reservation amount.

​

• For reservations canceled less than 30 days from the reservation date there is a 10% cancellation fee and you can use the remaining amount to rebook at a later date with the current ranch rates.  Reservations cancelled within 15 days are entirely nonrefundable.  We will keep a credit card on file that will be charged with any add ons at the end of your stay.
